Frequently asked questions

Questions you might have

Can I actually afford a home on my income?

It depends on your gross income, the type of employment contract you have, any existing debts, and your own savings. In the Netherlands, the maximum mortgage is calculated based on your gross annual income and current interest rates. You can get the exact amount confirmed after our first conversation, with an independent AFM-licensed mortgage adviser.

Does EmlaQ provide mortgage advice?

EmlaQ Hollanda doesn't provide mortgage advice. We provide buyer's agent services. The mortgage calculation and loan offer are handled by an independent, AFM-licensed mortgage adviser. We can refer you to a suitable adviser, and we don't take any fee for that referral.

How much of my own savings do I need?

In the Netherlands, you can finance up to 100% of the home's appraised value. The buyer's additional costs need to come from your own savings, in most cases roughly 2-6% of the purchase price. The transfer tax exemption that can apply to first-time buyers aged 18-35 can significantly lower your total cost.

Can I buy a home quickly?

Yes, but it needs good preparation. Once your offer is accepted, it usually takes 6-8 weeks until you get the keys. Financing advice, preparing your file, and the first stage of the search generally take a few weeks. Finding the right home can take longer.

I still have an active lease. What should I do?

Still having an active lease doesn't stop you from starting your search. You can begin the buying process while you're still renting. It's worth checking your lease's notice period separately.

Why do I need a buyer's agent? Can't I buy on my own?

Technically, you can buy a home on your own. But the agent on the listing works for the seller. A buyer's agent negotiates on your behalf, reviews the sales contract, helps reduce the risk of overpaying, and recommends an independent structural survey if they spot signs of a structural issue.

Do I need to pay right away? How much does it cost?

No. Payment is only due at the transfer at the notary, once you've actually bought a home. The first conversation and the house-hunting process are free. Our fee is a fixed amount agreed up front, not a percentage of the sale price.
